Pest Control St Kilda
Walk-up flats, Victorian terraces and two of Melbourne's busiest eating strips in one square kilometre — pest control for how St Kilda is actually built and used.
Pest Control in St Kilda
Dense housing, dense hospitality, and a foreshore on the doorstep
St Kilda is one of the most tightly built suburbs we work in. Victorian and Edwardian terraces sit alongside grand converted mansions, 1960s and 1970s walk-up flats, and newer apartment buildings, with Acland Street and Fitzroy Street carrying some of the densest food retail in Melbourne. The foreshore, the St Kilda Botanical Gardens and the mature plane trees and Canary Island palms along the Esplanade bring their own wildlife pressure, and the suburb has a high share of rentals, share housing and short-stay accommodation.
Building density is what drives the pest pattern here. Shared walls, shared plumbing stacks, shared bin areas and shared laneways mean a problem in one tenancy is rarely contained to it, and a treatment plan that ignores the building or the precinct will not hold.
Protech has serviced Melbourne homes and businesses since 2001, with more than 40 years of combined on-the-tools experience across the team. We hold HACCP, AEPMA and NPMA accreditation, we are rated 4.8 stars from 411 Google reviews, and every job carries our pest-free guarantee.

Cockroaches in Flats, Apartments and Terraces
German cockroaches are the single most common reason a St Kilda resident calls us, and in a walk-up block the cleanliness of your own kitchen only goes so far. Cockroaches move between units along the plumbing stack, the void under the kitchen sink, the cavity behind the laundry, electrical conduit and rangehood ducting, and a shared bin area keeps resupplying the building. In a Victorian terrace the route is the shared wall cavity and the subfloor.
The species lives inside warm harbourage: behind and under kitchen cabinetry, around dishwasher and fridge motors, under the hot-water unit and in the hinges of cupboard doors. A surface spray kills what is walking on the surface and leaves the population where it breeds. We use gel bait and an insect growth regulator placed into those harbourages so the breeding cycle is broken, and we use fogging on residential jobs where the layout calls for it. Where a block clearly needs a common-property program through the owners corporation, we will say so, because retreating a single unit will not hold.
Bed bugs in rentals and short-stay accommodation
St Kilda’s share of rentals, share housing, hostels and short-stay apartments makes it one of our busier suburbs for bed bugs. They arrive in luggage and second-hand furniture, then harbour in mattress seams, bed frames, bedhead fixings, skirtings and behind loose wallpaper or power points. A single room treated in isolation in a share house rarely holds, so we plan the job across the adjoining rooms, set out the preparation the occupants need to do,. There is no routine follow-up treatment on a standard job, although we will carry one out where the infestation level calls for it. Mattress and base encasements are something we recommend and we will explain how to source them.
Rodents Through the Acland and Fitzroy Street Precincts
Few parts of Melbourne put as much food retail into as little space as St Kilda, and rats and mice respond accordingly. Norway rats work the stormwater and sewer system, the basements, grease traps and shared bin areas, moving between premises through drainage without crossing open ground. Roof rats use the upper levels, the ceiling spaces of older shopfronts, service risers and the mature street trees along the Esplanade and Acland Street. House mice establish in dry storage and in the wall cavities of residential buildings.
Laneway rodent pressure is a precinct problem. Treating one restaurant while the neighbouring bin area stays open achieves very little, which is why our commercial work here combines proofing the premises, managing the bin and waste area, and a documented external baiting line with numbered stations and service reporting that holds up to a council inspection. HACCP-aligned pest management is available where a food safety program requires it, and our restaurants and cafés and hospitality pages set out how those programs run.
In residential buildings the same species arrive through weep holes, unsealed pipe penetrations, air vents, the gap under an external door and the roof-to-parapet junction on an older terrace. Proofing is what keeps them out once the numbers are down.
Possums, Birds, Spiders and Termites in St Kilda
Possums in terrace and mansion roofs
The mature plane trees, elms and Canary Island palms through St Kilda give brushtail possums continuous canopy, and an older roof gives them easy entry at the parapet junctions, the valley gutters and the gap where a rear addition meets the original roofline. Possums are protected native wildlife in Victoria and must be released on the same property, so humane removal followed by a thorough proofing pass is the only approach that ends it. We can install a possum box where there is somewhere suitable on site.
Seagulls and pigeons on the foreshore
Foreshore and Esplanade buildings carry heavy pressure from seagulls, pigeons and starlings, which roost on parapets, signage, plant rooms, awnings and air-conditioning units. The droppings are corrosive, create a slip hazard on walkways and generate ongoing cleaning cost. We exclude birds with netting, spikes and shock-track systems, and we handle nest removal and solar panel bird proofing. Cleaning of droppings and nesting debris is available as an additional service and is quoted separately from the proofing work.
Spiders and ants
Black house spiders colonise the window frames, eaves, balcony corners and verandah returns of older St Kilda buildings, and redbacks take the dry voids in retaining walls, meter boxes, bin store corners and under outdoor furniture. Coastal brown ants suit the sandy bayside soil and work the paving joints, courtyard slabs and brick courses, with sugar ants moving in from established gardens through summer.
Termites in Victorian and Edwardian housing
St Kilda’s older housing is timber-framed on timber stumps with generous subfloors, and almost none of it has a barrier meeting current standards. Mature street trees, established gardens and old fence posts keep soil moisture up and supply buried timber. Our termite inspection covers the perimeter, the subfloor where accessible, the roof void, fencing, garden beds and retained timber, and the report deals with conditions as well as activity, which in a terrace is often a blocked subfloor vent, a leaking tap in a side passage or a raised courtyard built over the weep holes. Where treatment is needed we use a chemical barrier or a baiting system to suit the construction.

St Kilda Pest Control FAQs
Why do St Kilda flats get cockroaches again and again?
A 1960s or 1970s walk-up block shares everything cockroaches need to travel: plumbing stacks, the voids under sinks and behind laundries, electrical conduit, rangehood ducting and a common bin area. German cockroaches live inside the warm harbourage behind kitchen cabinetry and around appliance motors, so treating one unit while the stack stays untreated gives a few weeks at best. We treat the unit properly with gel bait and an insect growth regulator, and we will tell you when the block needs a common-property program through the owners corporation.
Can you treat bed bugs in a share house or short-stay apartment?
Yes, and St Kilda’s high share of rentals, share housing and short-stay accommodation makes it one of our busier suburbs for it. Bed bugs travel in luggage and second-hand furniture, then harbour in mattress seams, bed frames, skirtings and behind headboards. Treatment needs the whole room and the adjoining rooms handled together, with preparation from the occupants,. Bed bug treatment starts from $297 ex GST.
There are rats in the laneway behind our St Kilda restaurant — what can be done?
Laneway rodent pressure around Acland and Fitzroy Streets comes from the combination of food retail, shared bin areas, grease traps and the stormwater system, and it is a precinct problem, and single-premises work will not hold. On your site we can seal the entry points, manage the bin area and run a documented external baiting line with numbered stations and service reporting that stands up to a council inspection. We will also be direct about which neighbouring conditions are feeding the problem.
We have possums in the roof of a St Kilda terrace — is that legal to remove?
Removal is legal, relocation is not. Possums are protected native wildlife in Victoria and a possum taken from a roof must be released on the same property, so trapping alone means it returns through the same gap. The work that resolves it is humane removal followed by proofing the roofline, which on a Victorian terrace usually means the parapet junctions, the valley gutters and the gap where a rear addition meets the original roof.
