Pest Control Langwarrin
Big blocks, sandy soil and bushland reserve on the doorstep — pest control for Langwarrin and Langwarrin South, from a team already working the Frankston run.
Pest Control in Langwarrin
Semi-rural blocks on sandy soil, with bushland reserve alongside
Langwarrin and Langwarrin South sit inland from Frankston on the northern approach to the Mornington Peninsula, and the suburb keeps a genuinely semi-rural feel. Block sizes run well above the Melbourne average, a lot of properties carry sheds, paddocks, chooks and water tanks, and the Langwarrin Flora and Fauna Reserve plus remnant bushland and the Sweetwater Creek corridor bring native habitat up to back fences. The soils are sandy to sandy loam, free-draining and quite different from the heavy clay further north.
Those conditions change what we are called about. A quarter-acre suburban treatment plan does not suit a Langwarrin property with three outbuildings, a woodpile and bush on the boundary, so we inspect the whole block and plan the job around all of it.
Protech has serviced Melbourne homes since 2001, with more than 40 years of combined on-the-tools experience across the team. We hold HACCP, AEPMA and NPMA accreditation, we are rated 4.8 stars from 411 Google reviews, and every treatment carries our pest-free guarantee.

Rats and Mice on a Larger Block
Rodent work on a Langwarrin property is a different job to a rodent job in a townhouse. The things that make a big block pleasant to live on are the same things that support rats and mice: sheds and workshops, stacked firewood, chook pens and animal feed, open compost, water tanks and troughs, and dense boundary planting that gives cover all the way to the house. The bushland reserve and the creek corridor then hold a standing population that keeps testing the property.
Roof rats are the species we find in most Langwarrin roof voids, travelling in along fence lines, overhanging branches and service cables. Norway rats favour the wetter ground, the base of water tanks and subfloors. House mice build up through autumn and get through gaps a rat could never use.
Treating inside the house alone has little effect here. Our rodent work covers the current population, proofing of both the house and the outbuildings, an external baiting line positioned between the reserve or paddock and the buildings, and a frank conversation about the feed, water and harbourage on the property that is doing most of the work. Removing an open feed bin often achieves more than another round of bait.
Possums and the roof void
Mature eucalypts and continuous canopy put brushtail possums onto Langwarrin rooflines, and a roof void is warm, dry and safe from dogs. The damage runs to flattened and fouled insulation, chewed wiring and urine staining through ceilings. Victorian law protects possums and requires release on the same property, so removal without proofing simply restarts the cycle. We remove the animal humanely, close every viable entry point along the roofline, and can install a possum box so it has somewhere else to go on the block.
Termites on Langwarrin’s Sandy Soil
Free-draining sandy and sandy-loam soil suits subterranean termites, and a semi-rural block usually supplies everything else they need. Retained stumps, old fence posts, timber sleepers, stacked firewood against a wall, timber retaining walls in soil contact and mature eucalypts shedding limbs into the leaf litter all give a colony somewhere to establish within easy reach of the house. A good share of Langwarrin housing also went up before current barrier standards applied.
Our termite inspection covers the perimeter, the subfloor where accessible, the roof void, fencing, retaining walls, garden beds, stumps, outbuildings and anything fixed to the house such as a deck or pergola. The report deals with the conditions drawing termites in as much as with live activity, because on a block this size the conditions are usually where the problem starts. Where treatment is needed we use a chemical barrier or a baiting system depending on construction, slope and soil, and we explain which suits the property before quoting. A heavily landscaped block is often better served by baiting, and we will say so.
Spiders, wasps and ants
Redback spiders do very well on a Langwarrin property, taking the dry voids in timber retaining walls, under outdoor furniture and tank stands, inside meter boxes and among stacked pots and timber. Huntsman come indoors from under eucalypt bark, and black house spiders colonise eaves, window frames and shed corners. European wasps nest in bank faces, retaining walls, wall cavities and compost heaps, and build through summer to a point where a nest near a shed door or an outdoor table is dangerous; that is a job for a technician. Sugar ants and coastal brown ants trail in from garden beds and paving joints through the warmer months, and sandy soil suits coastal brown ants particularly well.

Langwarrin Pest Control FAQs
Do you cover Langwarrin and Langwarrin South?
Yes. Both sit on our south-eastern run with Frankston, Carrum Downs and Seaford, off Peninsula Link and the Frankston-Dandenong Road. Same-day or next-day appointments are usually available, 7 days a week including after-hours emergencies; call 03 9449 4244.
Why do we get rats on a semi-rural Langwarrin block?
Larger blocks typically come with the things rodents want: sheds, woodpiles, chook pens, feed storage, water tanks and dense boundary planting, with the Langwarrin Flora and Fauna Reserve and remnant bushland nearby holding a standing population. Food and shelter on the property is what turns passing rodents into residents, so our work covers knocking the numbers down, proofing the house and sheds, and advising on the feed and water sources drawing them in.
Are termites a problem in Langwarrin?
Yes. The sandy and sandy-loam soils drain freely, which suits subterranean termites, and semi-rural blocks usually carry retained stumps, old fence posts, sleepers and stacked firewood. Plenty of local housing dates from before modern barrier standards as well. An annual termite inspection is the sensible baseline, and on a newer build it also keeps the manufacturer warranty on the builder’s barrier valid.
We have possums in the roof — what can you do?
Quite a lot, although not what people usually expect. Possums are protected native wildlife in Victoria and a possum taken from a roof must be released on the same property, so trapping alone means the animal is back through the same gap within a night or two. We remove the animal humanely, then proof the roofline so the entry point is closed, and we can install a possum box so it has somewhere legitimate to go on the block.
How much does a treatment cost in Langwarrin?
A single pest in one area starts from $99 ex GST, a single pest treated through the full internal and external areas starts from $154 ex GST, and a full-home package starts from $250 ex GST. Possum removal starts from $250 ex GST and a termite inspection from $220 ex GST. Every figure is a starting price for a standard job and we confirm it before work begins; the full price list covers the rest.
