Every figure is a FROM price, ex GST. We quote the treatment after the inspection, because the two things that decide the cost cannot be assessed without seeing the building.

What actually moves the price

Four things account for most of the difference between one Melbourne termite quote and another.

The perimeter of the building

A chemical barrier is installed around the perimeter of the structure, so the length of that perimeter is the single largest driver of the cost. A compact single-storey home on a clear slab is straightforward. A larger footprint, an L-shaped or wrapped layout, or a home with several extensions all add treated metres.

What the perimeter is made of

Soil can be trenched and treated directly. Concrete paths, driveways, paving and alfresco slabs have to be drilled and injected at intervals and then made good afterwards, which takes considerably longer. A property where landscaping has been built up over the slab edge often needs that work before protection can be installed properly.

Whether there is active termite activity

Treating a live colony is separate work from installing protection. Where activity is found we treat it first, which may involve dusting or baiting the workings so the colony carries the product back to the nest, and only then install the barrier or system. A property that is clear at inspection is a simpler job than one that is not.

Construction type and access

A slab-on-ground home, a home with a subfloor, and a period property with a deep and partly inaccessible subfloor are three different jobs. Access is a real cost: a subfloor that cannot be entered safely, or a section of perimeter blocked by a structure, changes the method available to us.

Barrier or baiting, and what each involves

Both approaches protect a home and each suits different properties. We are trained and certified across the major systems, so the recommendation follows the building rather than a preferred product.

A chemical barrier treats the soil and structural entry points around the building, creating a treated zone termites must pass through. We install Termidor, Biofilm, HomeGuard, TERM-seal and Greenzone depending on the property and whether the work is at construction stage or on an existing home. Physical barriers are installed during construction rather than retrofitted.

Baiting systems place in-ground stations around the property that termites find and feed on, carrying a growth regulator back to eliminate the colony at its source. We install Sentricon, Nemesis, Agenda and Trelona ATBS. Baiting suits properties where trenching and drilling would be difficult or where a colony needs to be eliminated rather than excluded. It involves ongoing monitoring, which is part of the cost and part of how it works.

What the warranty covers, stated plainly

This is where we would rather be direct than reassuring. The warranty that comes with termite protection is a manufacturer warranty on the product installed, and it is conditional on annual inspections being carried out as the manufacturer requires. Termidor carries up to 10 years. Biofilm, HomeGuard and TERM-seal extend to 50 years and beyond, on the same condition.

Protech does not offer a structural-damage warranty of its own. Some households assume a termite treatment carries cover against future damage to the building, and it does not. Skipping the annual inspection is what most commonly voids the manufacturer cover, so the inspection is not an upsell — it is the condition the warranty depends on.

Comparing quotes without getting caught out

A cheaper quote is sometimes better value and sometimes a smaller job. Four questions separate them:

• How much of the perimeter is being treated? A partial treatment costs less because it does less, and termites use the untreated section.
• Which system is being installed, and what is its warranty term? Product and term vary widely.
• Does the quote include the subfloor and the additions? Decks, pergolas and extensions are where we most often find activity, and they are also what gets left out of a thin quote.
• What is the ongoing inspection requirement? If annual inspections are required to keep the warranty alive, that is a real cost over the life of the protection and belongs in the comparison.

Why can I not get a fixed price over the phone?

The perimeter length and the extent of activity decide the cost, and neither can be assessed without seeing the property. A slab home with a clear perimeter is a very different job from a period home with a subfloor and paving over the slab edge.

Is an inspection worth paying for if I have not seen anything?

Termites work through concealed timber and are usually well established before anything shows. An inspection from $220 against a treatment from $1,800, and against far higher repair costs, is why we recommend a periodic inspection. It is also a condition of the manufacturer warranties.
