Protecting Homes From Moisture & Termite Risk
Protech Pest Control recently completed a subfloor ventilation upgrade at a property in Mount Martha after the homeowner experienced excessive moisture build-up beneath the home due to inadequate airflow.
During our inspection, we identified that the existing subfloor vents installed around the property were undersized and insufficient for proper crossflow ventilation. Poor airflow beneath a property can create excessive dampness and high moisture levels, leading to mould growth, timber deterioration, odours, and conditions attractive to pests.
Termites thrive in high-moisture environments and rely on timber as their primary food source. Maintaining a dry and well-ventilated subfloor area is an important preventative measure in reducing conditions conducive to termite activity and assisting in protecting the property from potential termite attack and subsequent termite control programs.
Before Works
The original subfloor vents around the property were too small to provide sufficient airflow throughout the subfloor area.
During Installation
Our team carefully measured and cut larger openings into the external brickwork to allow for the installation of larger heavy-duty subfloor vents. This process helps improve cross ventilation beneath the home and assists in reducing trapped moisture and damp conditions.
Completed Installation
Once the new, larger vents were installed, air flow throughout the subfloor area was significantly improved.
Benefits of Improved Subfloor Ventilation
- Reduced moisture and condensation
- Prevention of mould and mildew growth
- Protection of timber flooring and structural timbers
- Reduced odours within the home
- Reduced conditions attractive to termites and other pests
- Improved overall subfloor air circulation
