Why the west generates so much rodent pressure

The growth corridor through Tarneit, Truganina, Wyndham Vale, Manor Lakes, Melton and Point Cook is being built across former farmland, and that land carried a rodent population long before the estates arrived. Every stage of earthworks disturbs burrows and food sources, and the animals move directly towards the nearest finished streets.

The seasonal element sits on top of it. Cooling autumn weather pushes rats and mice to look for somewhere warm and dry to nest, which is why the calls cluster from about March. The two together explain why a home can be clear for most of the year and have a problem at the same time every autumn.

The established western suburbs work slightly differently. In Sunshine, St Albans and Deer Park the pressure comes less from earthworks and more from ageing housing stock with more ways in, alongside industrial land and drainage corridors that support a standing population.

The entry points that actually matter

Proofing is a detailed job because the openings that let rodents in are mostly not the ones that look like openings. A mouse can pass through a gap about the width of a pen; a rat needs only a little more.

Service penetrations

Where plumbing, gas, electrical and air conditioning lines enter the slab or pass through a wall, construction leaves a clearance around the pipe. On a new home these are frequently unsealed, and they lead directly into the wall cavity. This is the single most common entry point we close on a modern build.

Weep holes

The small vertical gaps in the brickwork above the slab and around openings are there to drain moisture from the cavity and have to stay functional. They are also a straightforward route into the wall for a mouse. Purpose-made weep hole screens allow drainage and airflow while excluding rodents, which is why the answer is screening rather than filling.

The roofline

Where roofing meets fascia, around the eaves, and at the ends of ridge capping, gaps are common and rarely sealed. Roof rats climb well and use overhanging branches, fence lines and downpipes to reach the gutter, so a roofline gap is an accessible one.

Doors and subfloor vents

The clearance under a garage roller door and under external personnel doors, and unsealed or damaged subfloor vents in older homes. Garage doors are a particularly common route in estate homes, because the garage then connects to the house.

What the work involves

The order is important. We treat the active population first, because sealing a house with rodents inside creates a different problem, and dead animals in a wall cavity are worse than live ones.

Once activity has dropped, the proofing is a systematic walk of the building envelope: every service penetration sealed with material rodents cannot gnaw through, weep holes screened, roofline and eave gaps closed, door clearances addressed, and subfloor vents repaired or replaced. We work from the roof void and subfloor as well as outside, because the inside view shows daylight through gaps that are invisible from the ground.

The last part is the property rather than the building. Overhanging branches trimmed back from the roofline, firewood and stored materials lifted off the ground and away from walls, bins kept sealed, and pet food and birdseed stored in rigid containers. None of that is exciting, and all of it changes how attractive the property is compared with the one next door.

We would rather be straight about the limit: on a block backing onto paddocks, reserve or a drainage line, the surrounding population does not go away. A properly proofed house stops being the easy option, which is what keeps it clear.
